שווי מלונות קבוצת עזריאלי: כ-541 מיליון שקל

הקבוצה מעריכה כי היא תסיים את הבניה המחודשת של מלון הר ציון בירושלים ב-2027: "ענף המלונאות - הזדמנות להרחבת תמהיל פעילויות הקבוצה"

קבוצת עזריאלי מעריכה את שווי המלונות שהיא מחזיקה בסך של כ-541 מיליון שקל, נכון ל-30.6.24, כאשר השווי עלה בכ-16 מיליון שקל מאז סוף דצמבר 2023. בסוף השנה השעברה השווי הוערך בסך של כ-525 מיליון שקל. אגב, נכסי המלונאות מהווים כ-1% בלבד מסך נכסי הקבוצה.

הקבוצה מחזיקה כידוע במלון הר ציון הירושלמי שנרכש עוד בפברואר 2020, תמורת כ-275 מיליון שקל, כאשר מאז מרץ 2020 הוא סגור והקבוצה פועלת להרחבתו כדי שיכלול 341 חדרים עם חניון תת קרקעי שיכלול כ-210 חניות.

החברה מעריכה כי היא תוכל לפתוח את המלון המשופץ בשנת 2027. החברה מעריכה כי עלות הבניה המושלמת בסך של 645-675 מיליון שקל. בכוונת החברה לפתוח מלון בדרגת A פלוס.

בבעלות החברה גם מלון הסלע האדום באילת שנרכש במהלך שנת 2023 תמורת כ-130 מיליון שקל.

החברה צופה כי במהלך השנה יפתח מלון בן 85 חדרים הממוקם סמוך לקניון עזריאלי מודיעין, וכן פועלת בהרחבת מרכז עזריאלי בת"א (מגדל הספירלה) הצפוי לכלול בין השאר מלון בן כ-250 חדרי מלון וסוויטות.

אגב, החברה ממשיכה ומציינת לא בפעם הראשונה כי היא "הגיעה למסקנה כי כניסה לענף המלונאות תהווה הזדמנות להרחבת תמהיל הפעילויות של הקבוצה, תוך שימוש ביכולות הייזום הקיימות בחברה ובנכסי הנדל"ן שבבעלותה ובניסיון התפעולי שנצבר בתחום הדיור המוגן".
