מהלך עסקי של החלפת הלוואה על מלון לאונרדו רויאל במינכן יחסוך לדוד פתאל 3 מיליון יורו לשנה. פתאל נכסים אירופה הודיעה כי התקשרה עם תאגיד בנקאי זר לקבל הלוואה של 60 מיליון יורו לפרוע הלוואה קיימת במלון לאונרדו רויאל במינכן על סך 57.5 מיליון יורו. שיעור הריבית השנתית בהלוואה הקיימת עמד על 4.26 אחוז לעומת 1.85 אחוז בהלוואה החדשה לתקופה של 10 שנים. עמלת הפרעון המוקדם של הלוואה הקיימת עומד על סך של 2 מיליון יורו ותשולם מהלוואה החדשה.׳המימון החדש יביא לגידול ברווח השנתי בכ-1.5 מיליון יורו, בגלל הקיטון המהותי בשיעור הריבית, וכן לגידול בתזרים השנתי של החברה בסך כולל של כ-3 מיליון יורו בגלל הקיטון בשיעור הריבית השנתית על ההלוואה והקיטון המהותי בתשלומי הקרן הרבעונים.
